Programmatic SEO in Ireland

A small, English-language, EU-regulated market that global software companies treat as an EU headquarters — and where local buyers know it.

We build programmatic SEO surfaces for Irish businesses — Daft.ie-aware in property, right-sized for a small, English-speaking, highly competitive market, and held to the GDPR and Core Web Vitals standards that keep scaled surfaces defensible.

What we do here

One engine, six moving parts — running in Ireland

Programmatic SEO is not a content order. It is a data model, a template system, a performance budget and a maintenance routine that has to keep working after launch. We own all four.

01

Daft.ie and MyHome.ie gap targeting

Daft.ie is the dominant property search surface in Ireland, with MyHome.ie a strong second. We map where their templates thin out — townland and estate-level detail, BER rating explainers, commuter-belt comparisons — and build the layer they under-serve.

02

Small-market discipline

Ireland's population and search volume are a fraction of the UK's. We size the keyword matrix to real Irish demand rather than porting a UK-scale template set that would produce hundreds of zero-volume pages.

03

Templates with a uniqueness gate

Every template enforces a minimum threshold of genuinely local substance before a page is allowed to publish — critical in a market where thin, near-duplicate area pages are easy to spot and easy for Google to penalise.

04

GDPR-compliant, DPC-aware

Consent flows, cookie policy and data-retention logic are built into the template layer, aligned with the Irish Data Protection Commission's guidance as the EU's lead supervisory authority for many global platforms.

05

Core Web Vitals on real Irish mobile networks

Performance budget set against mid-range Android on 4G, matching how the majority of Irish mobile searches actually happen. The build fails past LCP 2.5s / INP 200ms.

06

Index governance, monthly

Coverage reports, cannibalisation checks between .ie and any UK-facing content, pruning of the bottom decile and consolidation of near-duplicate town or county pages.

Suburbs, Buildings, Listings, Agents

Property is the most unforgiving programmatic category there is: inventory changes weekly, every portal already owns the head terms, and a stale page is a wrong page. We build the neighbourhood, building and agent layers portals under-serve, wire them to your live listing feed, and keep the 404/410 discipline that stops decayed inventory from rotting your index.

Different buyers, different matrices, different risks. The engine is the same; the model is not.

Real Estate

Estate agents and proptech

Daft.ie owns the generic search terms. The winnable layer is townland detail, BER ratings and commuter-belt comparisons — data the national portal generates only generically because it lacks building-level ownership.

Ireland's property entity graph

Daft.ie's public surface stacks listing, development, town and county layers, generated from agent feeds. It is the structural benchmark against which any Irish property challenger is measured.

  • Listing, development and county layers built from one feed
  • Retired listings handled as a lifecycle event, not left to decay
  • BER and price-register data give area pages substance beyond the listing grid

How we get you ranking

The order we work in for Ireland

No batch of pages goes live before the batch before it has been measured. That sequencing is the reason these surfaces survive core updates.

01

Portal and SERP audit

We document which page types Daft.ie, MyHome.ie and category leaders rank with in Ireland, and where a challenger can realistically compete.

02

Entity model and geography

Clean URL architecture matching Irish administrative geography — county, town, townland and Dublin postal district — sized to real search volume.

03

Pilot batch of 50–150 pages

A smaller pilot than in larger markets, reflecting Ireland's search volume, ships first and is measured before scale. If it stalls, we change the template, not the volume.

04

Scale with quality gates

Controlled publishing waves with the uniqueness gate, performance budget and schema validation on every page.

05

Internal link fabric

County → town → townland hub structure so authority reaches deep pages instead of pooling at the top.

06

Measure, prune, refresh

Monthly review of what ranks, what stalls and what gets cited by AI assistants; the dead tail gets consolidated or removed.

How the Ireland build actually runs

Your data, your WordPress, your domain. We bring the engine, the gates and the discipline.

We publish from the source you already trust.

No re-keying, no CSV graveyard.

Google Sheets, Airtable, your product API, your listing feed, or a plain CSV drop. Each row becomes a page, each update becomes a revision, each removal becomes a proper 410.

Market reality

What building at scale in Ireland is actually like

Ireland is unusual: it's an English-language market, which makes it tempting to treat as a UK extension, but it's a genuinely separate SERP with its own local packs, its own Eircode postal system, and a buyer base that notices immediately when a 'local' page is actually a lightly-edited UK template — right down to the wrong currency or a UK-format postcode field that rejects a valid Eircode.

Second, Dublin's dominance as the EU headquarters for large US tech companies (Google, Meta, Stripe, HubSpot all run significant Irish operations) means the local SaaS and tech-adjacent SERP is unusually sophisticated for a market this size — competitors here often have far larger content teams than the population would suggest, because it's their EU home base, not just a local office.

Third, GDPR enforcement runs through the Irish Data Protection Commission for a huge share of global tech companies (since so many are headquartered here), so Irish buyers and Irish B2B content specifically tend to be more literate about data protection nuance than most markets — vague compliance language reads as a red flag rather than boilerplate.

Google holds over 95% of Irish search, among the highest concentrations in Europe, with essentially no meaningful Bing presence to plan around.
Eircode (Ireland's unique alphanumeric postcode system) increasingly appears in local search and map behaviour; address schema and forms that don't support it properly break local-intent matching.
AI Overviews and assistant answers in English-language Irish queries behave similarly to the UK, but local pack results differ meaningfully — Irish-specific business listings and reviews carry more weight than UK-inherited citations.
Where it goes wrong

The failure modes we keep finding in Ireland

Scaled pages don't get demoted for being scaled. They get demoted for being interchangeable, slow, or wrong about the place they claim to serve.

UK templates lightly re-skinned

Currency, postcode format and spelling swapped but the content is otherwise a UK page — Irish buyers spot this immediately, and it reads as not genuinely local.

Eircode not supported in forms or schema

Address fields expecting UK-style postcodes reject valid Eircodes, breaking both usability and local structured data.

Sophisticated tech-SERP competition underestimated

Dublin's SaaS and tech content competition is disproportionate to Ireland's population because it's the EU base for major US tech firms — templates sized for a 'small market' get outcompeted.

Vague GDPR language in a literate market

Boilerplate compliance copy that would pass in a less tech-dense market reads as a red flag to Irish B2B buyers who deal with the Irish DPC regularly.

County vs city geography flattened

Irish local search often runs at county level (Cork, Galway, Kerry) rather than just city — templates that only build city pages miss real county-level demand.

Playbook

How we build a Ireland surface

Same order every time. The uniqueness gate and the performance budget come before a single page publishes.

  1. 1
Build Ireland as its own market, not a UK variant

Separate content, separate currency and postcode handling, separate local pack strategy — never a find-and-replace of UK pages.

  2. 2
    Support Eircode properly

Address forms, schema and validation that accept the correct alphanumeric Eircode format.

  3. 3
    Size tech-vertical competition realistically

Treat Dublin SaaS/tech SERPs as enterprise-competitive, not small-market-easy, because of the concentration of EU tech HQs.

  4. 4
Write compliance language with real specificity

Name the Irish DPC where relevant, avoid boilerplate GDPR phrasing that a literate B2B buyer will discount.

  5. 5
    Build the county tier

County-level pages above city pages for local-services and property categories.

  6. 6
Publish in waves and watch Google.ie

Search Console filtered to Ireland, distinct from any shared UK/Ireland reporting view.

Questions

Programmatic SEO in Ireland — straight answers

Can we reuse our UK pages for Ireland with minor edits?

Not successfully. Currency, postcode format and local specificity all need genuine Irish treatment, or the pages read as re-skinned UK content.

Is Dublin SaaS competition really that intense for a small market?

Yes — the concentration of EU tech headquarters means Dublin-focused SaaS content competes at a level disproportionate to Ireland's population.

Do we need Irish-language (Gaeilge) pages?

Only for public-sector or specifically Gaeltacht-facing content — commercial search volume in Irish is small relative to English.

How important is Eircode support?

Genuinely important for address forms, local schema and delivery/service-area logic — treat it as a first-class field, not an afterthought.

How many pages in a first Irish batch?

Usually 80–200 given the market size — enough to read a signal without overbuilding for the population.

Want the Ireland surface scoped before you build it?

We'll audit the data source, size the first batch, set the performance budget and tell you honestly if programmatic is the wrong tool for your category.
