A fragmented, regionally proud market where national templates read as out-of-touch and provincial-level accuracy is non-negotiable.
We build programmatic SEO surfaces for Italian companies — Immobiliare.it-aware in real estate, regional in tone from Milan to Palermo, and held to the GDPR and performance standards that keep scaled surfaces alive past their first core update.
Programmatic SEO is not a content order. It is a data model, a template system, a performance budget and a maintenance routine that has to keep working after launch. We own all four.
Immobiliare.it owns the bulk of Italian property search intent, with Casa.it and Idealista.it competing below it. We map where their templates go generic — quartiere detail, condominio specifics, classe energetica explainers — and build the layer they under-serve.
Search behaviour and vocabulary differ meaningfully between the North, Centre and South. Templates are calibrated per macro-region rather than shipping one flattened national register.
Every template enforces a minimum threshold of genuinely local or product-specific substance before a page is allowed to publish, a direct defence against the scaled-content abuse policy that has hit Italian directory and comparison sites.
Consent flows, cookie policy and data-retention logic are built into the template layer, matching both the EU GDPR baseline and the guidance issued by Italy's Garante per la protezione dei dati personali.
Performance budget set against mid-range Android on 4G, reflecting how the majority of Italian search traffic actually arrives outside major metro fibre coverage. The build fails past LCP 2.5s / INP 200ms.
Coverage reports, cannibalisation checks across regional and national URL sets, pruning of the bottom decile and consolidation of near-duplicate comune or quartiere pages.
Each vertical has its own page types, its own data source and its own failure mode. Pick yours to see what we'd actually ship.

Property is the most unforgiving programmatic category there is: inventory changes weekly, every portal already owns the head terms, and a stale page is a wrong page. We build the neighbourhood, building and agent layers portals under-serve, wire them to your live listing feed, and keep the 404/410 discipline that stops decayed inventory from rotting your index.
Reference implementations, not clients or partners. Listed because their public page architecture is worth studying.
Different buyers, different matrices, different risks. The engine is the same; the model is not.
Immobiliare.it possiede le ricerche generiche. L'opportunità reale è a livello di quartiere, condominio e classe energetica, dati che i grandi portali generano in modo generico non avendo informazioni proprietarie per edificio.
Real operators, described by what they actually publish. We build the same structural discipline into surfaces a fraction of their size.
La superficie pubblica di Immobiliare.it impila pagine annuncio, edificio, quartiere e comune, tutte generate dai feed delle agenzie. È il riferimento strutturale con cui si confronta ogni sfidante italiano.
No batch of pages goes live before the batch before it has been measured. That sequencing is the reason these surfaces survive core updates.
We document which page types Immobiliare.it, Subito.it and category leaders rank with, and where a challenger can realistically win.
Clean URL structure matching Italy's administrative geography — regione, provincia, comune, quartiere.
A small batch ships first and is measured before scale. If it does not earn impressions in four to six weeks, we change the template, not the volume.
Controlled publishing waves with the uniqueness gate, performance budget and schema validation on every page.
Regione → provincia → comune hub structure so authority reaches deep pages instead of pooling at the top.
Monthly review of what ranks, what stalls and what gets cited by AI assistants; the dead tail gets consolidated or removed.
Your data, your WordPress, your domain. We bring the engine, the gates and the discipline.
Figures we work from, with the source stated. Where a number is directional, we say so.
Italy's search behaviour is shaped by its administrative geography more than most European markets: regione, provincia and comune each carry real search weight, and Italians routinely search with the province abbreviation attached (e.g. a business 'a Milano (MI)'), a convention most non-Italian teams don't know to replicate. Getting this wrong doesn't just look foreign — it makes the page harder to match against how people actually type queries.
Second, Italian B2B and public-sector content runs through Partita IVA (VAT number), Codice Fiscale and PEC (certified email) as trust and compliance signals that Italian buyers expect to see on a legitimate business page. Their absence is read as a sign the business isn't properly established in Italy, which matters disproportionately for local-services and professional-services categories.
Third, Italy is genuinely fragmented economically — the industrial north (Milan, Turin, Bologna) behaves like a different market from the south, with different competitive intensity, different average deal sizes, and in tourism categories a completely different seasonality profile. A template written from Milan reads wrong in Palermo, and vice versa.
Scaled pages don't get demoted for being scaled. They get demoted for being interchangeable, slow, or wrong about the place they claim to serve.
Content and schema that omit the standard province-code convention (Milano (MI)) match less naturally to how Italians actually search and reference locations.
Local-services and professional-services pages without visible VAT number and certified-email contact read as not properly established, hurting trust and local-pack performance.
A single national template ignoring the real economic and seasonal differences between, say, Milan and Naples under-serves both ends of the market.
Content that ignores strong regional identity (Sicilian, Neapolitan, Venetian pride) in local-services copy reads as generic and outsider-written.
Professional registries (Ordini) and public tender data frequently only exist as PDFs; templates that don't extract this into HTML lose real, defensible content.
Same order every time. The uniqueness gate and the performance budget come before a single page publishes.
Match the real Italian administrative hierarchy, including provincial abbreviations, rather than a flattened city list.
Partita IVA, Codice Fiscale and PEC address rendered clearly on every business-identity page.
Separate seasonality calendars, competitive assumptions and even tone between the industrial north and the south/islands.
Ordini registries, tender documents and spec sheets rendered as crawlable content, not left as downloads.
A native reviewer familiar with the specific region, not just Italian generally, checks cultural fit before publish.
Search Console filtered to Italy, watching indexation by region before scaling.

cloudflare.com| Option | Best for | Trade-off |
|---|---|---|
| SMEs and professional-services firms needing editorial control and visible trust signals. | Needs Partita IVA/PEC fields added to templates deliberately. | |
| Italian-origin ecommerce catalogues. | Facet SEO and fattura elettronica integration need manual setup. | |
| Marketing sites under ~10k pages. | Limited native support for Italian invoicing/trust-signal fields. | |
| Product-led SaaS with a live Italian surface. | Requires in-house engineering to maintain regional variants. |
Each city has its own angle, its own blockers and its own first moves — because they genuinely differ.
Finance, fashion and the most competitive Italian B2B SERP.
Government, tourism and a heritage-tourism SERP unlike anywhere else in the country.
Dense southern metro with strong local identity and a materially softer commercial SERP than the north.
Automotive and industrial heritage with a compact, technically literate B2B buyer base.
Sicilian capital with strong island identity, tourism upside and the weakest mainland connectivity to plan around.
At minimum on the site's legal/contact pages, and ideally repeated on local-services location pages — it's a genuine trust signal in Italy.
Yes for tone, seasonality and competitive framing — a single national template flattens two genuinely different markets.
Meaningful for local search matching — include them in on-page content and structured data, not just internal reference.
No — Italian is universal for commercial search; dialect belongs in tone and cultural reference, not separate-language pages.
Usually 100–300, similar to other mature EU markets, watched closely for north/south performance differences.
We'll audit the data source, size the first batch, set the performance budget and tell you honestly if programmatic is the wrong tool for your category.
