A digitally mature Central European market with its own currency, heavy inflection, and a domestic search-and-comparison ecosystem German and Polish templates don't fit.
We build programmatic SEO surfaces for Czech businesses — modelled on Czech noun-case inflection and the kraj/okres geography, with the Sreality/Bezrealitky portal landscape and GDPR handling built in from the start.
Programmatic SEO is not a content order. It is a data model, a template system, a performance budget and a maintenance routine that has to keep working after launch. We own all four.
Czech inflects nouns across seven cases, so 'byt v Praze', 'byty v Praze' and 'pronájem bytu Praha' are surface variants of one intent. We model the base form and the real inflected variants together instead of one rigid phrase per page.
Every template enforces a minimum-unique-content threshold at publish time — cena, dostupnost and recenze layers must carry real local substance or the page is held back, not shipped thin.
Sreality and Bezrealitky dominate Czech property search. We map where their category and listing templates run thin and build the městská část and comparison layer they under-serve.
Budget set against mid-range Android on 4G; LCP under 2.5s and INP under 200ms, enforced as a build-failing CI gate.
Lead capture, calculators and comparison forms built to GDPR with Czech-market consent defaults at the template level.
Coverage reports, cannibalisation checks across inflected .cz duplicates, pruning of the bottom decile and consolidation of near-duplicate okres pages.
Each vertical has its own page types, its own data source and its own failure mode. Pick yours to see what we'd actually ship.

Property is the most unforgiving programmatic category there is: inventory changes weekly, every portal already owns the head terms, and a stale page is a wrong page. We build the neighbourhood, building and agent layers portals under-serve, wire them to your live listing feed, and keep the 404/410 discipline that stops decayed inventory from rotting your index.
Reference implementations, not clients or partners. Listed because their public page architecture is worth studying.
Different buyers, different matrices, different risks. The engine is the same; the model is not.
Sreality and Bezrealitky own the transactional head terms. The winnable layer is městská část-level detail, price-per-square-metre history and building-specific pages generated from your own listing feed.
Real operators, described by what they actually publish. We build the same structural discipline into surfaces a fraction of their size.
Sreality's public surface stacks listing, building, městská část and kraj layers generated from agent feeds, giving Czechia's largest property portal a page type for nearly every stage of a search.
No batch of pages goes live before the batch before it has been measured. That sequencing is the reason these surfaces survive core updates.
We pull Search Console data, the indexed page types of Sreality, Bezrealitky and category leaders, and the .cz SERP layout per intent, then hand you a written list of winnable page types.
Clean URLs with kraj, okres and městská část expressed consistently, one canonical page per entity, no duplicate paths for inflected variants.
A small batch ships first and gets measured before scale. If it does not earn impressions within 4–6 weeks we change the template, not the volume.
Controlled publishing waves with the uniqueness gate, performance budget and schema validation running on every page.
Kraj → okres → městská část hubs and contextual cross-links generated from the entity graph.
Monthly review of what ranks, what stalls and what gets cited by assistants; winners expanded, the tail consolidated.
Your data, your WordPress, your domain. We bring the engine, the gates and the discipline.
No re-keying, no CSV graveyard.
Google Sheets, Airtable, your product API, WooCommerce catalogues, or a plain CSV drop. Each row becomes a page, each update becomes a revision, each removal becomes a proper 410.
Figures we work from, with the source stated. Where a number is directional, we say so.
Czech, like Polish, is a heavily inflected Slavic language, and templates built for one Slavic market rarely transfer cleanly to another — the case system, vocabulary and even diacritics (č, ř, ž, ě) are distinct enough that a Polish-sourced Czech page reads as obviously wrong. Treating Central Europe as one linguistic bloc is a recurring and avoidable mistake.
Czechia also retains its own currency (CZK) rather than the euro, which matters directly for e-commerce and finance templates: prices, calculators and comparison tables need to be genuinely priced in koruna, not converted euro figures with a currency symbol swapped.
The domestic comparison-shopping and classifieds ecosystem (Heureka, Sauto, Sreality) is mature and well-indexed, meaning a challenger e-commerce or real-estate programmatic surface needs a genuine data or coverage advantage rather than just more pages to compete for the same terms.
Scaled pages don't get demoted for being scaled. They get demoted for being interchangeable, slow, or wrong about the place they claim to serve.
The languages are close enough to tempt a shortcut and different enough that native readers spot mistranslated vocabulary and case forms immediately.
E-commerce and finance templates that display a converted euro figure rather than genuine koruna pricing read as a foreign, not-quite-local operation.
Templates built for Latin-only scripts routinely strip or mis-transliterate Czech-specific diacritics in URLs and titles.
Challengers often give up on comparison-shopping or property categories entirely rather than finding the specific under-served layer beneath the incumbents.
Same order every time. The uniqueness gate and the performance budget come before a single page publishes.
Brief writers explicitly for Czech and QA against a native Czech reader, not a Slavic-language proxy.
Native koruna pricing and calculators, not euro conversions with a symbol swap.
Correct UTF-8 handling and slugification through the full publishing pipeline.
Usually neighbourhood-level property detail or niche product categories with thin comparison-engine coverage.
A small but real incremental discovery channel in this specific market.
Prague, Brno, Ostrava and Plzeň carry the bulk of commercial volume.
Not partners — reference implementations. External links are nofollow.
Czechia's dominant price-comparison engine.
Occupies major commercial SERP real estate — any e-commerce build needs to know exactly where its coverage is thin.
heureka.czDomestic search engine and portal.
Worth a secondary submission and monitoring channel, uniquely among the markets in this file.
seznam.czNational statistics office.
Defensible free source of regional and economic data.
czso.czCzech hosting provider.
A common domestic hosting choice worth auditing for latency before recommending migration.

Each city has its own angle, its own blockers and its own first moves — because they genuinely differ.
The dominant Czech commercial SERP with heavy tourism overlay.
Czechia's tech and university hub — an under-built SERP relative to its innovation density.
Post-industrial heavy industry transitioning toward services and tech.
Brewing heritage and automotive-adjacent manufacturing in western Czechia.
Glassmaking heritage and a gateway to the Krkonoše mountains.
No — the languages are related but distinct enough that native readers immediately notice mistranslated vocabulary.
A light-touch submission and monitoring effort, yes — it retains a small but real domestic share unlike most other EU markets in this set.
CZK should always be primary; a EUR estimate can be a secondary convenience figure, clearly labelled, for cross-border buyers.
We'll audit the data source, size the first batch, set the performance budget and tell you honestly if programmatic is the wrong tool for your category.
